Grand Central Mall Vienna WV Parking Lot Sealcoating, Striping & ADA Improvements
Elite Pavement Maintenance recently completed a large commercial parking lot maintenance project at Grand Central Mall in Vienna, West Virginia. The project included extensive surface preparation, crack preparation, two coats of commercial-grade asphalt sealcoating, complete parking lot restriping, ADA-compliant layout verification, new handicap parking signs, and wheel stop installation. By following a detailed multi-day process, our crew restored the parking lot's appearance, improved safety, protected the asphalt from weather and traffic, and ensured the property remained compliant with current ADA accessibility requirements.
Surface Preparation
Every successful parking lot sealcoating project begins with proper preparation. Our crew wire broomed dirt and debris from the pavement, ground vegetation out of cracks, and used industrial blowers to remove loose material across the parking lot. Proper surface preparation allows the sealer to bond correctly and helps maximize the life of the finished application.
Safety and Site Preparation
Before sealcoating began, the work area was carefully coned off to safely direct traffic and protect pedestrians. Large commercial properties require careful planning to minimize disruptions while maintaining a safe work environment for customers, employees, and our crew throughout the project.
Hand Cutting Around Curbs and Buildings
Rather than risking overspray, our crew hand cut all curbs, walls, sidewalks, islands, and building edges using brooms and asphalt sealer. This creates crisp, professional edges while protecting nearby structures, landscaping, and concrete surfaces from unwanted sealcoat overspray.
Two-Coat Commercial Sealcoating
The first coat of commercial-grade asphalt sealer was sprayed across the parking lot and allowed several hours to cure before the second application. The second coat included a heavier sand mixture, which improves traction during wet conditions while also increasing durability against vehicle traffic and daily wear. A properly applied two-coat system provides superior protection from UV rays, oxidation, water penetration, fuel spills, and weather exposure.
Blueprint Layout and ADA Compliance
After allowing the sealcoating to cure overnight, our crew returned to blueprint the entire parking lot. Every parking stall, access aisle, fire lane, and traffic marking was measured and laid out according to the property's parking lot plans while verifying ADA accessibility requirements before any paint was applied.
Professional Parking Lot Striping
Once the layout was complete, fresh parking lot striping was installed using high-quality traffic paint. Bright, highly visible pavement markings improve customer safety, maximize parking efficiency, enhance curb appeal, and help guide traffic throughout the property.
ADA Parking Signs
New ADA handicap parking signs and posts were installed to replace aging or damaged signage. Proper ADA signage works together with pavement markings to help commercial properties remain accessible while meeting current accessibility standards.
Wheel Stop Installation
The final step included installing new concrete wheel stops throughout designated parking spaces. Properly installed wheel stops help protect sidewalks, landscaping, buildings, and pedestrian walkways while improving the overall safety and organization of the parking lot.
