  • Yes. We clean and hot-seal structural cracks first so water stays out of the base. Crack fill isn’t a cosmetic “disappears forever” fix; it’s a waterproofing step that typically lasts 2–3 years. We do not crack-fill spider cracking or gator-cracked areas, since those are surface failures that require patching or replacement. Crack filling is recommended but not required for sealcoating.

  • Not exactly. First we grind as much loose debris as possible from heavier oil stains. We can use an oil spot primer if requested, although it’s not needed when using the correct additives in our sealer.

  • If rain hits during the first few hours, we’ll inspect and re-coat affected areas. We schedule around weather and won’t apply if rain is likely.
