Athens Metropolitan Housing Authority Driveway Sealcoating Project in Athens OH
Elite Pavement Maintenance recently completed a large residential asphalt maintenance project for Athens Metropolitan Housing Authority in Athens OH. This project included crack filling, detailed surface preparation, and two coats of commercial-grade driveway sealcoating across 27 residential driveways to help protect the asphalt from weather, moisture, UV exposure, and long-term deterioration.
Preparing the Driveways for Sealcoating
Like every asphalt maintenance project, preparation was one of the most important steps. Before any sealcoating began, our crews inspected the driveways and removed loose debris, dirt, and vegetation that could interfere with proper sealer adhesion. Dirty areas were cleaned using wire brooms while heavier debris and buildup were removed manually to ensure the asphalt surface was properly prepared.
Hot Applied Crack Filling
After the surfaces were cleaned, we began filling asphalt cracks using professional hot applied crack filler. Proper crack filling helps reduce water intrusion beneath the pavement surface where moisture can eventually weaken the stone base underneath the asphalt.
Addressing cracks before sealcoating is one of the most important parts of long-term asphalt maintenance because it helps slow deterioration and extend pavement life.
Cutting In the Driveways
Before spraying the driveway surfaces, our crews carefully cut in the edges using brooms and sealcoating material. This process helps create cleaner edges while avoiding overspray on sidewalks, buildings, landscaping, and surrounding surfaces.

First Coat of Driveway Sealcoating
Once crack filling and preparation were completed, our crews applied the first coat of commercial-grade sealcoating to all 27 driveways. Sealcoating helps protect asphalt from moisture, oxidation, UV exposure, and everyday wear while restoring a darker and more uniform appearance.
The first coat creates the foundation for long-term protection and improved curb appeal.
Second Coat for Long-Term Protection
After allowing the first coat adequate time to cure, our crews returned and applied a second coat of sealcoating. Two coats provide improved durability, better appearance, and longer-lasting protection compared to a single coat application.
For residential driveways, a properly applied two-coat system helps maximize wear life and improve long-term performance.
Project Results
